What Lower Keys Seawall does
Lower Keys Seawall publishes seawall guides for waterfront owners from Key West to Long Key. They explain seawall problems, permits, costs and the questions worth asking. When you are ready, the site helps you plan the next step.
The site is not a contractor, an engineering firm or a government office. It does not inspect, design or carry out seawall work, and it does not issue permits.
- The Lower Keys guides cover Key West to the Seven Mile Bridge.
- The Middle Keys guides cover Marathon, Key Colony Beach, Grassy Key, Duck Key, Conch Key, Long Key and Layton.
- Each area guide is built from that place’s own records.
- How requests are handled, and how the site is paid for, is set out in the disclosure.
Why the guides start with public records
Seawall rules in the Keys change at city lines. Key West, Marathon, Key Colony Beach and Layton issue their own permits, and some Key West addresses are county parcels. City of Key West floodplain page Marathon Charter Sec. 10
The rules also point in different directions. Key Colony Beach requires seawalls wherever agencies allow them, while unincorporated Monroe County bars new vertical walls on open water. KCB Code Sec. 5-25 Monroe County code 118-12(k)(3)
So each guide works from the code, fee schedule or agency page that applies to that place. The editorial standards explain how.
Use the guides to prepare sharp questions. Your engineer, attorney and insurer answer them for your property.
About the images
The waterfront scenes on this site are generated images. They do not show completed projects, a partner’s work or any real property. Maps show general locations only.
