How the guides are researched, dated, written and corrected.

Who publishes these guides

Lower Keys Seawall is not a contractor, engineer or public agency. How the site is funded is set out in the disclosure. Funding does not decide what a guide says about codes, permits, costs or insurance.

How facts are sourced

Each local claim comes from a primary record: a city or county code, a fee resolution, a state statute or rule, a federal agency page or a public bid. The guide links the claim to that record.

  • Code text outranks a brochure or summary. Key Colony Beach’s seawall manual mentions Marco Island, a sign it was adapted from another city, so its rules are taken from the city code. KCB Seawall Owner’s Manual
  • County code sections are read on Municode, which is not the official printed code. For legal use, confirm against the adopted ordinance. Monroe County code 118-12(k)(3)
  • When two official sources disagree, the guide says so or leaves the number out. Key Colony Beach’s code and its 2026 fee resolution give different no-permit thresholds, so the guides say to ask the building official. KCB Code Sec. 6-6 KCB Resolution 2026-01
  • When no rule was found, the guide says what was reviewed instead of claiming none exists.

Dates and records that change

Every fact carries the date it was checked. Some records change on a schedule, and the guides flag them.

Prices and fees

The guides do not invent local prices. A construction price appears only from a published source, with its year, place and scope. Fees come from the adopted schedule, such as Key Colony Beach’s Resolution 2026-01. KCB Resolution 2026-01

Public project budgets are labeled as public works. Key West’s marina seawall budgets describe commercial walls and are not a price for a canal lot. Key West capital plan FY 25/26

Images, diagrams and maps

Waterfront scenes are generated images that set the visual theme. They are not photos of completed projects, partner work or a specific property. Diagrams explain ideas, and maps show general locations.
